Helping Strengthen Healthcare Access in Hancock County
Kent Design Build was proud to serve as Construction Manager as Advisor (CMa) for the completed AMG Specialty Hospital located within Hancock Regional Hospital in Greenfield, Indiana. This 23,240-square-foot Long-Term Acute Care (LTAC) hospital expanded access to specialized healthcare services in the region while demonstrating the value of strategic planning, collaborative leadership, and proactive project oversight.
Located on the second floor of an existing and fully occupied hospital, the project required careful coordination to maintain uninterrupted hospital operations throughout construction. Detailed phasing, infection control measures, and ongoing communication with hospital leadership were critical to successfully delivering the facility within an active healthcare environment.
The approximately 10-month buildout included 23 patient rooms along with critical support spaces for nursing, pharmacy, and AMG staff operations. Due to the project’s location directly above active Cath Lab and Emergency Department spaces, the work required strict Level IV ICRA protocols and extensive interim life safety coordination to protect patients, staff, and ongoing hospital operations throughout construction.
A Strategic and Collaborative Approach
Completed in partnership with AMG Integrated Healthcare Management, with architectural services provided by Architect Forum, Kent Design Build served as the Owner’s independent representative from preconstruction through closeout. While AMG held direct contracts with the design team and General Contractor, our role was to advocate for the Owner’s interests by providing objective guidance, coordination, and oversight throughout the project lifecycle.
Early in the process, Kent Design Build partnered closely with AMG to identify and select the right construction partner for this complex healthcare buildout. Our team developed a contractor evaluation matrix and scoring rubric that provided a structured approach for assessing qualifications, healthcare experience, team structure, project approach, and overall fit for the project.
To support the selection process, Kent Design Build prepared a comprehensive Request for Qualifications (RFQ) package, researched qualified General Contractors, and led the vetting and interview process alongside the Owner. Through this collaborative process, Boaz Construction was ultimately selected as the General Contractor and proved to be an outstanding partner throughout the duration of the project. Their healthcare construction expertise, proactive communication, and commitment to maintaining hospital operations contributed significantly to the project’s success.
Coordinated Oversight from Preconstruction Through Closeout
Throughout preconstruction and construction, Kent Design Build provided leadership in budgeting, scheduling, constructability reviews, contractor coordination, and quality oversight. Our team also managed the review of pay applications, change orders, and contract compliance to help maintain transparency, accountability, and alignment with project goals.
Working closely with AMG, Hancock Regional Hospital leadership, Architect Forum, and Boaz Construction, the project team successfully navigated the complexities of constructing a healthcare facility above fully operational critical care departments. Coordination efforts included maintaining Level IV ICRA standards, executing approximately 20 separate mobilizations for utility tie-ins, and integrating critical building systems such as nurse call, medical gas alarms, IT/data infrastructure, overhead paging, and pneumatic tube systems.
Maintaining operational continuity while safely connecting into active hospital infrastructure required extensive planning, communication, and collaboration among all stakeholders. The CMa delivery method provided flexibility and independent oversight, resulting in a well-coordinated project that successfully balanced construction demands with the ongoing needs of an occupied healthcare facility.
Strengthening Regional Healthcare Access
The completion of AMG Specialty Hospital strengthens healthcare access across Greenfield and the surrounding region by expanding long-term acute care services locally. The facility allows patients and families to receive specialized treatment closer to home, reducing the need for extended travel while improving continuity of care within the community.
More than the successful delivery of a healthcare facility, this project reflects the value of strong partnerships, strategic leadership, and collaborative problem-solving in bringing critical healthcare services to the communities that need them most.
